IREN's Texas Data Center for Microsoft Falls Behind Schedule

Microsoft-requested network changes, equipment shortages, and a generator fire have delayed IREN's Childress buildout, putting later phases of a $9.7 billion cloud contract under pressure.

IREN's Texas Data Center for Microsoft Falls Behind Schedule

IREN's flagship Texas data center project is running late, and the cause is one of its own customers. Microsoft requested network changes to support newer AI models, pushing the former Bitcoin miner's Childress campus behind schedule.

The stakes are large: the Childress buildout underpins a five-year cloud services contract with Microsoft valued at approximately $9.7 billion.

What's actually delayed

The contract is structured in four phases, which IREN calls Horizons. Each represents 50 MW of capacity, and together they will house liquid-cooled NVIDIA systems for Microsoft.

Horizon 1 is complete. Microsoft accepted it in August 2026.

Horizons 2 through 4 were originally targeted for phased completion by Q4 2026. Delivery may now slip into Q1 2027, and contractual extensions into Q2 2027 are expected.

Microsoft's network requests are not the only issue. The project has also run into equipment shortages and a generator fire.

Satellite imagery has added to the concern. In an analysis dated October 21, 2026, Aterio flagged significant risks for Horizon 4, pointing to incomplete infrastructure at the site, including cooling and generator gaps, as a threat to a Q1 2027 delivery.

Microsoft weighs in, and the market reacts

The delays came up on Microsoft's earnings call on October 28. Microsoft cited a $5 billion reduction in its 2026 capital expenditure forecast, tying that cut to delays at IREN's Childress site.

Microsoft also signaled a broader shift in strategy. It says it will step up oversight of third-party partnerships and put more emphasis on capacity it owns, rather than capacity it leases or sources through partners.

Investors responded quickly. IREN shares fell by about 18-19% after the delays and Microsoft's comments became public. The slide also reflected broader weakness across related sectors.

From Bitcoin mining to AI cloud

IREN, listed on Nasdaq under the ticker IREN, built its business on Bitcoin mining. Over time it has redirected that footprint toward AI cloud infrastructure.

The Microsoft deal was the clearest proof the strategy could work. A $9.7 billion multi-year commitment from a hyperscaler turned IREN from a mining stock into an AI infrastructure company almost overnight.

What this means for IREN and the neocloud trade

For IREN shareholders, the main question is execution. Horizon 1 shows the company can deliver to Microsoft's standards. The open issue is whether it can do it three more times, on a compressed timeline, while also absorbing design changes from the customer.

Revenue timing is the next pressure point. Contracts like this generally pay as capacity comes online. Every quarter Horizons 2 through 4 slip is a quarter of expected income shifted to the right.

Microsoft's comments about owned capacity and tighter oversight of partners have implications beyond IREN. A group of companies often called neoclouds, many of them former crypto miners, have raced to host GPUs for big tech. Microsoft trimming $5 billion of planned spending and pointing to a partner's delays challenges that story.

Three things are worth watching from here. First, any update from IREN on revised delivery dates for Horizons 2 and 3. Second, whether follow-up satellite analysis shows the cooling and generator work at Horizon 4 catching up. Third, whether Microsoft's renewed focus on owned capacity changes how it structures future deals with outside providers.
