Ripple and Cryptescrow Partner to Enable Cryptocurrency Funding for High-Value Real Estate

Cryptocurrency holders may now have a more accessible pathway to fund property purchases through a strategic partnership between blockchain financial technology company Ripple and real estate settlement provider Cryptescrow, announced on October 22.

Under the partnership model, Cryptescrow converts buyers' cryptocurrency holdings into U.S. dollars for property transactions. Sellers, developers, title companies, and other closing participants continue to handle conventional funds, preserving existing procedures and compliance requirements throughout the closing process.

How the Partnership Operates

The collaboration is designed to support high-value transactions while maintaining transparency and security. Cryptescrow founder and CEO John Ioannou Jr., a real estate attorney, stated that Ripple's experience connecting blockchain technology with traditional financial systems made it a natural partner for real estate infrastructure development.

An earlier transaction demonstrated the conversion model: a First American Title policy-issuing agent closed a $4.2 million residential purchase in which the buyer used Cryptescrow's conversion process in August. The service is available as an optional offering to title agents, who independently evaluate its suitability for eligible transactions.

In September, Cryptescrow also announced a separate partnership with crypto exchange Kraken to access professional trading infrastructure for large property conversions supporting luxury and commercial purchases.

Ripple's Broader Real Estate Initiatives

Ripple's involvement in real estate extends beyond the Cryptescrow partnership. In July 2025, Ripple partnered with tokenization infrastructure provider Ctrl Alt in Dubai to support custody of tokenized property title deeds issued on the XRP Ledger for the Dubai Land Department's project.

By February, the Dubai initiative progressed to controlled secondary trading of tokenized properties, allowing eligible interests to be resold. That project focuses on digital property ownership records and trading, while the Cryptescrow partnership addresses funding conventional property purchases with cryptocurrency.

Ripple's settlement work extends to other financial corridors, including a stablecoin-based initiative with Bitso targeting dollar-peso liquidity for institutional payments across the U.S.-Mexico corridor. Additionally, Standard Chartered opened custody for Ripple USD (RLUSD) on the XRP Ledger on October 12, allowing eligible institutions to safeguard the dollar-backed token through the bank's digital asset custody service.
