Bitcoin mining company Hut 8 has become a central component in one of the largest AI infrastructure agreements on record. The company's Beacon Point campus in Nueces County, Texas will provide roughly 350 megawatts of IT capacity to Anthropic under a $35 billion cloud-computing deal with Lambda, which is backed by Nvidia.
Hut 8 is developing Beacon Point toward an ultimate capacity target of 1 gigawatt. The company anticipates power energization at the campus by Q1 2027, with initial data halls expected to begin operation by Q3 2027.
Deal Structure and Expansion
Hut 8 announced an initial 352 megawatt lease at Beacon Point on May 6, 2026, valued at $9.8 billion with potential growth to $25.1 billion through renewal options. In July 2026, the company expanded its lease commitments, effectively doubling capacity and bringing the total contracted value to $19.6 billion. Including additional options, the total value ceiling reaches $50.2 billion.
The relationship between Hut 8 and Anthropic predates this major announcement. In December 2025, the two companies partnered with Fluidstack in an initial arrangement covering 245 megawatts, with scalable potential reaching 2.295 gigawatts across multiple sites.
Strategic Advantages and Market Implications
Hut 8's location within ERCOT, the Texas power grid operator, provides access to competitive electricity pricing in North America. The company's long-term leases with investment-grade counterparties offer predictable revenue streams, contrasting sharply with the volatility-dependent economics of Bitcoin mining.
