IREN Pushes AI Revenue Target to 2027 as $6 Billion Expansion Financing Sought

Bitcoin miner IREN has moved its AI operating-revenue milestone from December 31, 2026, to January 31, 2027, with the target potentially extending through the end of February. The goal of more than $4 billion is an annualized operating measure, not recognized annual revenue.

The company’s November 5 results also identify a separate $6 billion financing target for wider expansion beyond the conditionally funded initial program. Management defines funding coverage around an initial 0.3GW of IT capacity, while the broader plan includes $15 billion of remaining FY27 data-center and GPU spending, measured from September 30.

What IREN’s AI financing covers

IREN’s earnings presentation divides that remaining spending into $5.8 billion of cash, including restricted cash, $3.2 billion of committed funding and $6 billion still to fund. The first two categories make up the $9 billion bucket cited in its results. All three figures use the September 30 baseline.

The $9 billion includes undrawn GPU financing facilities and contracted customer prepayments still to be received. Facility conditions, the release of escrowed proceeds and availability periods govern access to the committed financing.

IREN applies its “fully funded” description to the remaining data-center and GPU costs of the 0.3GW program supporting the revenue target.

The separate $6 billion target covers GPU financing, customer prepayments, data-center financing and corporate sources. Those sources remain subject to market conditions and existing debt terms. The $6 billion concerns planned expenditure over the remaining fiscal year. IREN links that spending to future capacity targets, which include 0.8GW by the end of calendar 2027.

How the operating target moved

Wider expansion targets $6 billion of financing, while the initial 0.3GW program has conditional funding coverage and a revised delivery timetable.

Cash includes restricted amounts. Commitments include undrawn facilities and contracted prepayments still to arrive. Funding conditions include escrow release and availability periods. ARR is an operating metric and recognized revenue may be materially lower.

Procurement is already advancing beyond the initial program. IREN’s presentation says GPUs have been ordered for an additional 0.3GW, while management retains flexibility to pace expansion toward its capacity targets.

Customer cash can reduce the amount IREN must finance. A five-year contract signed after September 30 carries estimated annual revenue of about $22 million per IT megawatt and contracted prepayments covering 90% of its associated estimated GPU capex. That coverage is specific to the contract’s GPU costs, with prepayment terms varying across customers. The deal belongs to the post-quarter period, separate from the September funding snapshot.

Earlier transactions illustrate how financing can follow physical deployment. Blue Owl Capital’s August announcement described the $2.4 billion Mackenzie equipment facility as a $1.2 billion senior secured loan and $1.2 billion of senior secured notes, with purchases funded in tranches alongside hardware delivery and commissioning.

Cost also varies across facilities. IREN’s August results put Microsoft-related GPU financing at a 6% weighted-average rate excluding fees, while the Mackenzie financing carried a 9% fixed rate.

The funded milestone has moved

Management attributes the revised January-to-February operating timetable to a customer-requested design change and supplier timing.

Annualized-run-rate revenue, or ARR, projects a year of revenue from contracted GPU hourly pricing, plus storage and ancillary revenue, using pricing and utilization assumptions. Recognized revenue can be materially lower. Commissioning, testing and customer acceptance determine when deployments begin contributing to the revenue ramp.

The September quarter shows how far the revenue mix has already shifted. IREN reported $228 million of total revenue, comprising $135 million from AI Cloud Services, $65 million from AI Cloud Lease and $28 million from Bitcoin mining. Combined AI revenue rose from a rounded $71 million in the June quarter to $200 million. June’s comparative consisted entirely of AI Cloud Services, with nil lease revenue.
